Acquisition Criteria

Powered by discretionary and flexible capital, Jadian IOS is aggressively seeking to grow its portfolio nationally. Target transactions can be closed quickly and on an all-cash basis. Jadian IOS’ target acquisition criteria include:

  • Industrial Storage Facilities: Low coverage industrial with significant outdoor storage or parking
  • Ideal Size: $2,000,000 to +$50,000,000
    (will go smaller on a case-by-case basis)
  • Land Size: 2 to 100 acres
  • Site Coverage Ratio: Maximum of 0.25
  • Zoning: By-right industrial zoning in-place
  • Occupancy: Any, including sale-leasebacks
  • Location: Strong access and intermodal attributes including highway, port, and rail access
